What does commercial property insurance cover?

The physical assets the business runs on — and, where written in, the income lost while they are out of action.

Buildings and improvements

Structures you own, and fit-out you paid for in leased space.

Contents and stock

Equipment, inventory and furnishings at insured locations.

Business interruption

Lost income and continuing costs while covered damage is repaired, where written in.

Equipment breakdown

Mechanical and electrical failure, where added by endorsement.

Property of others

Customer goods and borrowed equipment in your care, where written in.

Theft and vandalism

Including forced entry and damage done in the attempt.

Who needs commercial property insurance?

If the business has an address, stock or equipment, something on this list applies.

Anyone signing a lease

Landlords require proof of cover before keys change hands — and often specify the fit-out cover too.

Borrowers

Lenders require property cover on anything financed, named on the policy.

Retail and hospitality

Stock, fit-out and footfall concentrated in one address.

Manufacturers and workshops

Machinery is the business — breakdown cover matters as much as fire.

Offices with equipment

A modest office still holds six figures of kit and improvements.

Home-based growing out

The day you sign a commercial lease, homeowner cover stops helping.

A business owners package bundles this line with general liability, usually cheaper than buying the two separately — we quote it both ways and show you the difference.

FAQ

Commercial property insurance FAQs

Straight answers to the questions buyers ask most.

Still have a question?

Talk to a specialist
Does property insurance cover flood and earthquake?

Not by default — both normally need separate policies or endorsements. If either is a real exposure at your address, say so upfront.

What is business interruption cover?

Lost income and continuing costs while covered damage is repaired — written inside a property policy rather than bought alone, and often the difference between reopening and not.

Replacement cost or actual cash value?

Replacement cost pays what it takes to buy new. Actual cash value deducts depreciation. The premium difference is usually smaller than the payout difference.

What does commercial property insurance cost?

Carriers set the premium, not us. Pricing runs on location, construction, protection, values at risk and claims history. We shop your risk to A-rated markets — quotes are free, no obligation, and a licensed specialist reviews your request.

Does it cover my equipment away from the premises?

Only where written in — tools and kit that travel need an inland marine extension, a specific ask.

What does my landlord actually require?

Usually property cover on your fit-out and contents plus liability naming them as additional insured — send us the lease clause and we will match it exactly.

What happens if my premises are unoccupied?

Cover typically narrows sharply after thirty or sixty days empty — tell us before a location goes dark.

Is a BOP cheaper?

Often — bundling property with general liability in a business owners package usually costs less than the two apart. We quote both and show you.
